Development, Renovation & Design
Drawing on their collective talents, SHG professionals are well versed in the complexities of developing a project from the ground
up, and in the redevelopment of existing properties.

The firm’s personnel initiate each proposed project by carefully evaluating its feasibility. A comprehensive location, cost and market
study is made. The project is carefully evaluated, and if viable, the design and planning process is initiated.

Early in the process, the firm’s management teams step in to formulate pre-opening strategies and initiate the start-up of sales &
marketing activities. Simultaneously, meetings are held with the project architect and general contractor to study and fine-tune the
project’s design and to value engineer the project’s construction methods. In conjunction with the project architect and the selected
general contractor the final project cost is approved

During construction, the firm’s efforts focus on construction supervision and pre-opening activities. Careful attention is paid to
insure that actual construction is in compliance with the plans.

A clear definition of a property’s position and potential within its competitive set is the primary prerequisite for a cost-effective and
successful refurbishment plan.  We establish a complete consensus between owner and management regarding comparative
positioning, prior to engaging in any capital improvement program.  Our      3 -5 year redevelopment programs are perfectly
structured and incorporated in annual, as well as long-term business planning in order to ensure optimal use of financial
resources.


Property Asset Management
Our core philosophy is that hospitality real estate investments must yield substantial returns above market average. SHG provides
therefore comprehensive asset management services. Regardless of whether the property’s long-term direction is being
controlled by SHG on behalf of its partners via an asset management agreement or SHG has direct control and responsibility for
the property’s day-to-day operations via a property management agreement. We assist owners, developers, lenders, municipal
bodies and related parties to understand the financial markets and economic conditions that impact the hospitality industry.   We
recognize that owners’ interests and operational expertise are inter-dependant.   Our hybrid competencies enable us to make
strategic, as well as practical suggestions for alternative frameworks which create value, thus becoming “the arm” effecting

In our asset management approach we strive to constantly monitor financial and operational results, while maintaining levels of
service which are most appropriate for a property type and market.  We do not attempt to apply standardized methodologies but
approach each project with creative thinking, common sense and property-specific analysis to develop plans and programs to
improve performance.   We do this by continuously benchmarking ourselves against the competitive set and adhering to our

plan geared towards the realization of a hotel’s full market potential.   Our approach rests on the four fundamental pillars of
analysis, planning, implementation and control.   One-to-one, direct marketing, as well as the establishment of synergetic
alliances with partner companies are essential parts of our marketing approach.

Public Relations are one of the most effective and economical promotion tools.   Therefore, we put strong emphasis on creating
and maintaining valuable relations with a property’s various publics, as well as continued favorable publicity.


Revenue & Yield Management
